RATE/TERM REFINANCE

Anything being paid off other than a first mortgage lien is considered cash out.
Buyout of spouse’s equity per divorce decree.
Borrower may not receive more than $500.00 cash at closing.
Total loan amount is limited to 90% LTV plus Funding Fee.
No refinances are allowed within 90 days of the property being listed for sale.
The loan may be eligible for refinance after 30 days of the property being listed with the following compensations:
- Letter of explanation containing the reason the property was listed for sale; the reason the property was taken off of the market; and the borrower’s plans for the property over the next 12 months.
- Application cannot be dated prior to 30 days after the property has been taken off of the market or the listing has expired.

Tight Inventory Translates to Quick Home Sales

Greater Louisville Association of Realtors®, housing trends, louisville housing, louisville real estate, louisville realtors,
The Greater Louisville Association of Realtors® (GLAR) reported year-to-date (YTD) sales up 6.6% compared the same time last year. Sales in September 2016 were up 7.7%, vs September 2015, with 1,600 homes and condos sold. The median price was up 4.8% YTD and the average was 3.0% higher YTD.

In Jefferson County, the average price in September 2016 was $205,975 and the median was $167,000. For all MLS areas, the inventory of available properties was 22.5% lower than at the same time last year. In Jefferson County the inventory of homes and condos for sale was 23.7% lower than September 2015.

Greater Louisville Association of REALTORS

The Greater Louisville Association of Realtors® (GLAR) reported year-to-date (YTD) sales up 6.6% compared the same time last year. Sales in September 2016 were up 7.7%, vs September 2015, with 1,600 homes and condos sold. The median price was up 4.8% YTD and the average was 3.0% higher YTD.
