If you’re planning to apply for a Kentucky mortgage, the credit score the lender pulls will probably be different from the one you see in Credit Karma or your banking app. Here’s why — and how lenders actually pick the score they use to qualify you.
Mortgage Lenders Use Older FICO Score Versions
While the FICO 8 model is the most widely used score for credit cards and auto loans, mortgage lenders are required by Fannie Mae and Freddie Mac to use these industry-specific versions:
- Experian: FICO Score 2 (Experian/Fair Isaac Risk Model V2)
- Equifax: FICO Score 5 (Equifax Beacon 5.0)
- TransUnion: FICO Score 4 (TransUnion FICO Risk Score, Classic 04)
Lenders don’t get to choose. For a loan to be sold to Fannie Mae or Freddie Mac, it must be underwritten with the score versions the agencies approve. These older models put less weight on credit card utilization than FICO 8 does, so your mortgage scores can come in higher or lower than the score you monitor online.
How Lenders Pick the Score They Use: The Tri-Merge
When you apply, the lender pulls a “tri-merge” credit report — all three bureaus at once — and uses your middle score:
- If your three scores are 640 / 655 / 680, the lender qualifies you at 655.
- If two of the three scores match, that number is used.
- Applying with a spouse or co-borrower? The lender takes each person’s middle score, then uses the lower of the two. One borrower’s weak credit can price the whole loan.
What This Means for Kentucky Home Buyers
